Q. How much is an initial assessment? who can schedule an initial assessment?

A. Potential Buyers and Buyer's Agents:
We are happy to provide initial assessments/estimates for: property buyers who are under contract and within the inspection contingency window, and have already received a home inspection report from a licensed home inspector. We do not provide assessments/estimates for potential buyers who are NOT under contract.
For a fee, WickRight will provide an estimate for what WickRight deems as necessary repairs. Our Typical fee ranges $350-$750 within certain Chicago zip codes.  Fees may vary depending upon your location. Please call for an estimation of fees.
If the buyer purchases the property in question and contracts with WickRight to complete estimated repairs, the assessment/estimate fee will be deducted from the final repair bill. 
Please note that only the legal property owner and, depending on the type of repair and type of building, only the Homeowners Association has the right to enter into a repair contract for a property.  Please consult with your seller and seller's agent on HOA guidelines before scheduling an appointment.
A. Building Owners, Condo Unit Sellers and Sellers Agents of properties on the market:
We are happy to provide initial assessments/estimates for all property owners, including properties that are currently on the market. Our estimate will be provided in writing and will outline the repairs WickRight deems necessary to repair the building. You may elect to share or not to share our findings with potential buyers, but please be aware that WickRight is under no obligations to refuse an additional assessment requested by a potential buyer. We will perform an additional assessment and disclose our findings based on the date of the potential buyer's assessment.

A WickRight assessment will help you better prepare for negotiations and repairs that may be required to close a sale. Our Typical fee ranges $350-$750 within certain Chicago zip codes. Fees may vary depending upon your location. Please call for an estimation of fees.

If the owner contracts with WickRight to complete estimated repairs, the assessment/estimate fee will be deducted from the final repair bill.

Condo Unit Sellers:

Please note that depending on the type of repair only the Homeowners Association has the right to enter into a repair contract for a property.  Please contact your board and consult your HOA guidelines before scheduling an appointment. We are happy to work with HOA boards to determine common area repairs vs. individual unit repairs. We will gladly present estimates and repair solutions to board members and at owner meetings.

Q. “Our building has a historic or unique look. Can we preserve the original look of the building?”


A. We understand that architectural details are essential for curb appeal and maintaining the historic nature of a building. WickRight Coping VRS is designed to work under most manufacturers’ standard or custom copings. Q. “How much will this repair cost?”


A. Water Damage Repair and WickRight VRS Installation isn’t cheap, but it is far less expensive than recovering from a catastrophic failure and it does significantly extend the life of your building. Most building owners will need to secure financing.


Every building deteriorates in its own unique way. Therefore, water damage repair costs are based on the damage the building has sustained and are charged based on time and materials needed to complete the repair properly.  Repair estimates can fluctuate, as additional damage is often uncovered during the repair process.  Clients are updated as damage is discovered and the estimate is revised.


The cost of installing WickRight Vapor Release Systems is calculated on a price per linear foot, based on the perimeter measurement of your building, the number of jogs or curves in the walls, the profile, materials and colors chosen. A WickRight project manager will measure, assess the initial repair needs and help you choose profiles, materials and colors. The installation price will not fluctuate once the estimate is approved unless specifications change.
